Ayala Land is expanding its leasing and hospitality footprint with the launch of AyalaMalls Arca South, a new retail destination designed to support long-term commercial activity within its growing Arca South estate in Taguig.
Strengthening long-term value through leasing and hospitality
Spanning 100,000 square meters, the development forms part of the company’s broader strategy to increase the contribution of recurring income streams to its overall business. As market conditions shift toward a more measured pace of property sales, Ayala Land continues to build up assets that generate stable and predictable revenues over the long term.

Located within one of the company’s key growth estates, AyalaMalls Arca South is positioned to serve a growing community of residents, office workers, and commuters while helping establish a stronger commercial foundation for the district. The integration of retail early in the estate’s development is expected to encourage business activity, support consumer demand, and contribute to the value of surrounding residential and office developments.
“At Ayala Malls, we design for frequency and habit,” said Paul Birkett, Chief Operating Officer of Ayala Malls. “The more a space becomes part of everyday life, the more it supports consistent customer flow and stronger merchant performance over time.”
A retail destination built around everyday lifestyles
Beyond serving as a retail hub, the mall is envisioned as a lifestyle destination that reflects evolving consumer preferences. Rather than following the traditional enclosed mall format, the development adopts a more open and flexible configuration aimed at encouraging longer visits and repeat patronage.
According to Ayala Malls, the design approach prioritizes the daily experiences of visitors, creating spaces that seamlessly fit into everyday routines.

“When we think about what a mall should be today, we don’t start with stores,” said Mariana Zobel de Ayala, Chief Executive Officer of Ayala Malls and Head of Leasing and Hospitality Group of Ayala Land. “We start with how people actually live—the rhythm of their day, the moments they look forward to, the small rituals that make everyday life feel a little better.”
Among its featured spaces is Fresh Grounds, a dedicated roastery and café cluster designed to attract customers throughout the day. The development also includes Kulinarya Food Hall, a communal dining destination that brings together a range of food concepts, and Main Street, an outdoor retail corridor that can accommodate pop-up activations and community events.
Supporting Arca South’s evolving commercial ecosystem
Complementing these areas are adaptable retail spaces such as The Crates and The Souk, which allow tenant offerings to evolve alongside the estate’s growth and changing consumer needs.

Ayala Land also sees the project as an important component of Arca South’s broader economic ecosystem. By providing opportunities for businesses, including small and medium enterprises, as well as local and international brands, the mall is expected to contribute to job creation and support commercial expansion within the district.
As Arca South continues to develop, Ayala Land expects the mall to play a key role in generating recurring revenues while enhancing the overall appeal of the estate. The project likewise reflects the company’s evolving approach to retail development, favoring flexible and community-oriented formats that encourage regular use and support long-term income generation.
