AppleOne expands multi-industry ecosystem across the Philippines

From Cebu’s central business districts to emerging resort destinations in Bohol and Cagayan de Oro, AppleOne Group is steadily reshaping regional development through an interconnected model that links real estate, hospitality, healthcare, and lifestyle-driven communities.

The company’s latest milestone—the opening of its first mall integrated within the Mahi Center near Mactan-Cebu International Airport—signals a broader push to scale its ecosystem approach. Founded in 2009 in Cebu, AppleOne has evolved beyond traditional property development, building environments designed around how people live, work, recover, and connect.

Real estate as the starting point

AppleOne Equicom Tower

AppleOne’s development trajectory began with the AppleOne Equicom Tower, a 17-storey mixed-use project completed in 2010 at Cebu Business Park, bringing together residential, commercial, and office components within a single address.

The Residences at Sheraton Cebu Mactan Resort

The portfolio expanded into landmark residential and hospitality developments from there, including The Residences at Sheraton Cebu Mactan Resort, recognized as the first Sheraton-branded residences in Southeast Asia.

Growth has since extended beyond the Visayas. In Bohol, the JW Marriott Residences Panglao Island is set to introduce 70 ultra-premium beachfront residences across a seven-hectare masterplanned site, marking the entry of the JW Marriott brand in the Philippines. In Mindanao, the Radisson Blu Hotel & Residences Cagayan de Oro is positioned to bring the city its first 5-star hotel and internationally branded residences.

Hospitality as a driver of destination growth

AppleOne’s hospitality portfolio has played a central role in shaping new tourism corridors. The Sheraton Cebu Mactan Resort, a 261-room property that opened in 2022, became the first Marriott International resort in the Philippines and helped reposition Mactan as a premium resort destination.

In Bohol, the upcoming JW Marriott Panglao Island Resort and Spa is set to become the brand’s first resort property in the country, further strengthening the island’s positioning as an ultra-premium leisure hub.

At the center of AppleOne’s integrated model is the Mahi Center, described as the first combined business and leisure destination in Mactan, Cebu. The development brings together a five-storey office tower, a curated retail mall anchored by Metro Supermarket and international food brands, and a 196-room Fairfield by Marriott Cebu Mactan. Located roughly ten minutes from the country’s second busiest international airport, it reflects the company’s ecosystem strategy in a fully realized form.

“Our vision is to build an ecosystem where work, retail, tourism, and hospitality fuel lasting growth for all,” says Sam Manigsaca, AppleOne’s Vice President for Hospitality.

Healthcare as a core community component

Beyond property and tourism, AppleOne has expanded into healthcare through AppleOne Medical Group (AMG). Its network includes VisayasMed Hospital and Medical Arts in Cebu City, United Shalom Hospital in Tacloban, and Brokenshire Hospital in Davao.

A key development within this portfolio is the Medical Arts at VisayasMed Hospital Cebu, which houses the Singapore Cancer Center, recognized as the first fully integrated cancer center in the Philippines. The inclusion of healthcare within its ecosystem reflects AppleOne’s approach that communities are incomplete without accessible medical services.

A connected system of growth

What distinguishes AppleOne’s model is the way each sector reinforces the others. Hospitality strengthens tourism flows that support commercial activity. Commercial developments generate demand for residential communities. Healthcare enhances livability and long-term value. Meanwhile, flexible workspaces—operated through a partnership with IWG’s Regus brand across Cebu Business Park, Cebu IT Park, and Festive Walk Mall Iloilo—complete the network by supporting modern work arrangements.

This interconnected structure is relatively uncommon in the Philippine property sector, where developments are often confined to a single vertical.
