At the heart of this vision is Lio Estate, Ayala Land’s 320-hectare mixed-use estate on the northeastern coast of El Nido. Conceived as more than a tourism destination, Lio was master-planned to demonstrate how growth can coexist with environmental stewardship while creating opportunities for people to live, work, and connect.
More than half of the estate is dedicated to forests, wetlands, mangroves, ecological corridors, and open spaces, allowing biodiversity and the natural landscape to remain central to everyday life.

Local businesses, artisan spaces, wellness experiences, and community gatherings have become part of the estate’s identity, creating opportunities for people to engage with one another and with the place they call home.

As the estate enters its next chapter, new investments are designed to strengthen these connections. A Transport Terminal and Events Pavilion will improve accessibility while providing a venue for cultural programs and community gatherings. A new Visitor’s Center will introduce guests to Lio’s history, masterplan, sustainability initiatives, and future direction, while a planned 3.7-kilometer Boardwalk will connect beaches, hotels, commercial areas, public spaces, and ecological corridors through a continuous pedestrian network. The iconic Lio Jetty is also being reimagined as a waterfront destination for leisure, maritime connectivity, and community activities.
At the center of this expansion is Sitio Aplaya, a 16.3-hectare mixed-use district that will bring together residences, retail, dining, hospitality, and lifestyle spaces within walking distance of Lio Beach, Kalye Artisano, and the estate’s growing residential communities.
As El Nido continues to evolve, Lio Estate remains guided by the belief that thoughtful development and environmental stewardship can move forward together.
