The Truth of Living: What Has Changed—and What Has Remained True Over the Past 40 Years?

Forty years ago, real estate in the Philippines was about shelter first, status second.  Where you lived was a fact of survival, then a marker of class. Today, it’s a statement of intent. People aren’t just buying a roof, they’re buying a way of life, whether that’s proximity to work, access to nature, or simply a ‘Life on Vacation.’  I’ve watched Filipinos go from tolerating long commutes as the cost of ambition to actively designing their lives around time: time with family, time outdoors, time that isn’t spent in traffic. That shift is why I’ve spent my career moving toward leisure-integrated developments, on the belief that where you live should give life back to you, not take it away.

What hasn’t changed is trust. No masterplan, no glossy brochure, no amenity list survives if the developer doesn’t deliver on the promise: on time, lasting quality, for decades after turnover.  Communities are built on relationships between developer and homeowner that outlast any single transaction. Technology and taste will keep evolving.  But that foundation of trust won’t, and it never should.
