Ayala Land shapes Cebu’s next wave of urban growth

With Seagrove, Gatewalk, and South Coast City taking shape across Metro Cebu, Ayala Malls Gatewalk prepares to open in December 2026, anchored by the first IKEA store in the Visayas.

For decades, Cebu Business Park and Cebu IT Park have helped shape Cebu’s urban landscape, creating business districts that have become central to the province’s growth story. Today, Ayala Land is building on that foundation with a new generation of mixed-use estates designed to support Cebu’s evolving lifestyle, tourism, business, and entertainment sectors.

During a recent media briefing in Cebu, Ayala Land shared updates on three new estates—Seagrove in Lapu-Lapu City, Gatewalk in Mandaue City, and South Coast City in Cebu City’s South Road Properties—representing a combined investment of approximately P10 billion and reflecting the company’s long-term confidence in Cebu’s continued growth.

“We have five estates in total, including Cebu Business Park and Cebu IT Park. We now have three newer estates: Seagrove, Gatewalk, and South Coast City,” said Jay Teodoro, Project Development Head for VisMin Estates, Ayala Land Estates.

Expanding across Cebu’s key growth corridors

Rather than replicating a single development model, Ayala Land has assigned a distinct role to each estate, creating new destinations that support different sectors of Cebu’s economy.

Seagrove (13.5 hectares, Lapu-Lapu City)

Seagrove, a coastal eco-leisure estate in Mactan, envisioned as a coastal tourism hub anchored by a scenic boardwalk and town center.

Positioned as Ayala Land’s coastal eco-leisure estate, Seagrove aims to capitalize on Cebu’s growing tourism sector through waterfront experiences, public open spaces, and sustainability-focused development. Located within Mactan’s tourism corridor, it is envisioned as a destination that connects visitors and residents to the area’s coastal environment.

Gatewalk (17.5 hectares, Mandaue City)

Ayala Malls Gatewalk

Designed as a commercial and lifestyle hub, Gatewalk is being developed around retail, office, mobility, and pedestrian-friendly spaces. The estate will be anchored by Ayala Malls Gatewalk and the first IKEA store in the Visayas, positioning it as a new urban center for Mandaue’s growing residential and business communities.

South Coast City (26 hectares, Cebu City)

South Coast City’s Central Park will not only serve as the district’s largest park but also as a major green link between its prime commercial areas, the SM Arena, and other key venues.

A joint development with SM Prime, South Coast City is being positioned as a major entertainment, hospitality, and events district. Anchored by the SM Arena, SMX Convention Center, hotels, offices, and a large central park, it is expected to become one of Cebu’s newest destinations for large-scale gatherings, business events, and leisure activities.

According to Teodoro, the company’s estate-building model remains at the center of its long-term strategy in Cebu.

“We’ve really seen how estates are superior to free-standing developments,” he said. “For Ayala Land, an estate becomes a platform where all of our businesses can grow together.”

The approach has enabled Ayala Land to integrate residential, office, retail, hospitality, and public spaces within a single master-planned environment.

For residents and businesses, the benefits go beyond convenience.

“Everything is within walking distance. There’s less reliance on commuting,” Teodoro said. “When you live, work, shop, and spend leisure time within the same district, you save a tremendous amount of time.”

The company continues to see strong demand across multiple sectors in Cebu.

“In the office sector, we continue to see strong demand. We still get inquiries for entire build-to-suit office buildings, particularly from BPO companies,” Teodoro said.

He also pointed to Cebu’s strong residential occupancy levels as evidence of a healthy end-user market and growing demand for integrated communities.

Beyond individual developments, Ayala Land views the estates as part of a larger urban ecosystem.

“One of the reasons our estates are successful is that they are open and dynamic ecosystems,” Teodoro said. “We actively welcome partners, investors, and even other developers into our estates.”

As Cebu continues to expand beyond its traditional business centers, Ayala Land’s newest districts are expected to add new destinations for living, working, tourism, entertainment, and leisure—helping shape the next chapter of growth for one of the country’s most dynamic regional economies.

Ayala Malls Gatewalk and IKEA set for December 2026 opening

Ayala Land’s newest estate in Mandaue City will soon welcome one of the biggest retail developments in the Visayas.

Scheduled to open in December 2026, Ayala Malls Gatewalk will serve as the lifestyle and commercial centerpiece of the 17.5-hectare Gatewalk estate. The four-level, 56,000-square-meter development will integrate shopping, dining, entertainment, office, and mobility components within a single mixed-use destination.

The mall will be anchored by IKEA Cebu, the Swedish home furnishings retailer’s first store in Cebu and the wider Visayas region, bringing its globally recognized range of affordable home solutions closer to consumers outside Metro Manila.

Ayala Malls Gatewalk will also feature a Shopwise supermarket, cinemas, new dining concepts, community spaces, a central outdoor courtyard, and direct connections to an office tower and public transport hub.

The project marks another milestone in Ayala Land’s continuing expansion in Cebu and reinforces the company’s confidence in the region’s long-term growth as a major business, lifestyle, and investment destination.
