LIMA Estate grows with Phase 5 expansion in Batangas

Aboitiz Economic Estates has broken ground on Phase 5 of LIMA Estate, an approximately 100-hectare expansion that extends the flagship industrial development into Sto. Tomas, Batangas. The move reflects sustained locator activity and continued manufacturing growth across South Luzon, reinforcing Batangas’ position as a key industrial hub.

Phase 5 of LIMA Estate’s Industrial Hub officially breaks ground, responding to sustained demand for large-scale, infrastructure-ready locations supported by reliable utilities, strategic connectivity, and an integrated industrial ecosystem.

What started as a 384-hectare estate has evolved into a 1,100-hectare integrated industrial township spanning Lipa and Malvar. It now hosts 201 locators and supports a workforce of more than 75,000. Phase 5 continues this trajectory, adding new industrial land alongside residential components designed to support the expanding community within the estate.

Industrial demand fuels expansion

The new phase responds to continued demand from manufacturers and logistics firms seeking well-connected industrial locations in Batangas, supported by access to major infrastructure corridors, ports, and proximity to Metro Manila.

LIMA Estate has been expanding by approximately 100 hectares of developable land annually to meet this demand. Of the Phase 5 expansion, around 60 hectares are allocated for industrial use, while roughly 30 hectares are reserved for residential development to support the growing workforce. Site development is expected to begin mid-year, with select lots already open for pre-selling.

LIMA Estate’s Industrial Hub continues to experience strong locator demand as manufacturers expand operations across South Luzon’s rapidly growing industrial corridor.

The estate continues to accommodate industries such as electronics, semiconductors, automotive components, logistics, and consumer goods manufacturing, supported by an established ecosystem of locators and shared estate services built over three decades.

Continued locator activity across the estate

The expansion coincides with ongoing development activity within LIMA Estate. To date, 21 hectares have been sold, with recent turnovers completed for Maxort Philippines Inc., KBD Pulp Mould Packaging Equipment and Products Philippines Inc., and Hamburg Trading Corporation.

New developments are also underway for Asia Optical Co. Inc. and Kuotiang Electronics (Philippines), further strengthening the estate’s manufacturing base.

The growing presence of electronics and semiconductor-related firms, including companies linked to the Epson supply chain, continues to reinforce clustering within the estate—supporting sustained industrial demand over time.

Strategic design and connectivity of the new expansion

Phase 5 is situated between Malvar and Sto. Tomas, with direct access via the Malvar–Sto. Tomas bypass road. It connects seamlessly to major logistics corridors, including the STAR Tollway and the Port of Batangas, while remaining integrated into LIMA Estate’s wider infrastructure network.

Designed for light to medium manufacturing, the expansion includes both industrial lots and a residential component intended to support workforce needs within the estate.

Locators benefit from pre-established infrastructure, including estate-managed roads, utilities, power, water, and connectivity—reducing setup time and lowering operational risk for incoming businesses.
