How Arthaland’s Sondris is creating a new balance between city energy and the quiet harmony of home
As cities become denser and everyday life grows more demanding, the meaning of luxury is evolving. Beyond premium finishes and prestigious addresses, today’s discerning homeowners are looking for something more enduring: spaces that promote wellness, sustainability, and a greater sense of balance.

Rather than separating the energy of the city from the comfort of home, Sondris was conceived as a place where both can coexist.
Designed around everyday living
Located in Legazpi Village, Sondris places residents within minutes of Makati’s business district, retail destinations, parks, restaurants, and transport links while preserving the quieter character of one of the city’s most established residential neighborhoods.
“This duality is perfectly exemplified by Sondris,” Caniza said. “It places major business, lifestyle, and transportation hubs within easy reach, yet future residents will enjoy unobstructed views of the greenery of San Lorenzo Village as well as the iconic Makati skyline. It provides a central urban address while preserving residential bliss.”
For the architect, that combination is increasingly rare.
“As an architect, designer, and urbanist, there are only a few places in Metro Manila that offer that balance between city buzz and residential life,” he said. “It’s also about access—to lifestyle destinations and to other regional centers. Sondris occupies that sweet spot.”
The development also reflects the complementary strengths of its Philippine and Japanese partners.
“This project is backed by two best-in-class developers,” said Pamela Go, head of marketing at Arthaland. “Arthaland brings its expertise in sustainable development, while Mitsui Fudosan contributes its experience in neighborhood creation—the thoughtful integration of retail, commercial, lifestyle, and office environments. That’s what makes Sondris special.”
That collaboration extends beyond architecture. Drawing from Japanese design principles, the residences emphasize efficient planning, flexible layouts, and the thoughtful use of space so homes can adapt to changing lifestyles. Among Sondris’ distinctive features are approximately 100 bicycle parking spaces with a dedicated elevator leading directly to the street, encouraging healthier and more sustainable ways of moving around the city.
Building a more sustainable future
Intentional design is matched by an equally comprehensive commitment to sustainability.
The development incorporates rainwater harvesting, low-flow plumbing fixtures, brise-soleil shading fins that reduce heat gain, dedicated outdoor air systems that improve indoor air quality, and low-VOC materials that promote healthier living environments. It is also targeting LEED, WELL, EDGE, and BERDE certifications while aiming to achieve net-zero operations upon handover.
The partnership itself was built on a shared vision of quality and sustainability.

A Mitsui Fudosan representative added that the collaboration grew naturally from years of mutual trust.

Go said those shared values shaped every stage of the development.

For Caniza, Sondris ultimately represents more than another residential tower.
“Sondris reflects our enduring vision of building sustainable legacies for generations to come,” he said.
