According to Vizon, the property’s location played a key role in the decision, given her work in Mandaluyong and her brother Niño’s studies at a nearby university.

“It felt like a place that would make everyday life easier—being close to the Technological Institute of the Philippines, where my brother studied, major establishments, and public transportation,” she said.

Over time, the accessibility of the location continued to shape her daily routine.

“My daily routine became much easier because everything I needed was conveniently accessible,” she added, citing nearby supermarkets, retail destinations, and essential services.

The unit later adapted to different stages of her life, first becoming her home during solo living after her brother moved abroad for work, and later serving as the family home she shared with her husband, Arrel, following their marriage in 2022.

By 2025, the property also evolved into a rental asset after her mother decided to lease out the unit, providing an additional source of income.

Marketing practitioner Andre Salamat, 33, also cited convenience as one of the key advantages of living in Quezon City, particularly in relation to daily commuting.

“I won’t have to spend so much time commuting, which is honestly a game changer,” Salamat said.

“It gives me more time to focus on work and myself,” he added.

For many urban professionals, shorter travel times have increasingly become linked not only to convenience but also to quality of life and work-life balance.

How location makes an investment worthwhile

Beyond end-user demand, Quezon City’s position as one of Metro Manila’s primary commercial and institutional centers continues to support its appeal among property investors.

Future infrastructure projects are also expected to strengthen the city’s accessibility in the coming years, including the MRT-7, which is targeted for full operations by 2027, and the Metro Manila Subway, projected for completion by 2032.

For investor Patty Yu, 40, and her husband, Exxon, 46, these factors were central to their decision to purchase a unit at MIRA.

“Our primary goal is to have the unit rented out… We’re looking for something that can appreciate and eventually become a source of passive income,” she said.

“MIRA was the right choice for us because of its strong investment potential. We also appreciate that the area is conveniently located near schools, universities, and other key establishments. This makes it more attractive to potential tenants,” she added.

The couple, both working in the education sector, also viewed the purchase as part of their long-term plans while starting a family.

Industry data further reinforces Quezon City’s investment prospects. In its Q3 2025 report, Colliers Philippines identified the city’s economic activity and strong enterprise presence as indicators of sustained competitiveness and long-term growth potential.

“It gives us peace of mind knowing it will always be in demand,” Yu said.

Where location becomes long-term value

The experiences shared by homeowners and investors reflect a broader shift in how residential properties are being evaluated today. Buyers are increasingly prioritizing locations that can simplify routines, improve accessibility, and retain long-term market relevance.

MIRA aligns with this direction by combining a strategically located Quezon City address with living spaces designed for both residents and investors. As a pre-selling development, it also presents an opportunity for buyers seeking to enter an area where demand continues to expand.

As urban living preferences continue to evolve, developments located in well-connected districts are expected to remain attractive for buyers seeking both lifestyle convenience and long-term property value.
